Challenges:

As one of Melbourne’s iconic buildings, this 34 storey project required the construction of 44,000m² NLA of office space (inclusive of integrated office fitout for EY of 23,000m²). A previous scheme for the site had been abandoned as being financially unviable and PPM, together with Cbus Property assembled a design team and produced a more efficient building which was able to be progressed. Retention of the 6 storey heritage façade of the former Herald & Weekly Times Buildings presented the opportunity to also develop 60 high-quality apartments fronting Flinders and Exhibition Streets. Additional procedures and coordination was needed between apartment shell and apartment fitout works, which were procured as two separate contracts to provide the best value and outcome for the client.

Solutions:

PPM needed to utilise its combined skills gained across the residential and commercial sectors to ensure the programs, project team responsibilities and procedures were all robustly planned and integrated. PPM implemented strong project leadership, using detailed master programs, tightly managed cost-planning, and effective reporting to the client.

Results:

The successful integration of the residential, retail and commercial components was achieved on program and to original project budget, with the continued occupation of major Tenants.
