Purchased with an existing permit, PPM was required to remodel initial feasibility modelling to ensure the project achieved the IRR hurdles set by the client, revise design to ensure the right apartment mix and sizes, and then secure revised planning approval of this.
PPM worked with Council to meet their concerns regarding height, achieving approval at VCAT. PPM also ensured highly detailed market research, analysis and financial modelling was undertaken, and engaged the project team best suited to the development.
PPM is delivering 154 apartments on this project, to the original feasibility and program. Design was proven to be well managed as it ideally matched the target market, evidenced by the strong sales take-up throughout the campaign.
